Redrow appoints Mackoy for Osborne Gate Groundworks

Mid way through July and demand for our groundworks and civil engineering services is going strong. With work beginning on another new contract for Mackoy in the South of England. This time for Redrow who have brought us in to lay the groundworks infrastructure for a development of 3-bed houses and 1 & 2 bed apartments. On a picturesque site, just outside Bracknell town centre, that Redrow are calling Osborne Gate at Jennetts Park.

It’s the first time Mackoy and homebuilders Redrow have joined forces on a development. So we’re excited to show our new client what our team of experienced groundworkers are made of. And what we do best (namely turning raw earth into beautiful sewer lines, foundations and perfectly laid floors). So we’ll have a host of new Mackoy machinery (including our recently upgraded Air Picks) on site as Phase 1 of the groundworks development starts to take shape.

In fact, thanks to the cracking weather we’ve been having here in the South recently, work at Osborne Gate at Jennetts Park has already got off to a flying start. With the dry spell creating great conditions for our on site team at Peacock Lane (in stark contrast to the snow we had to contend with at some of our other builds earlier on in the year). We can only cross our fingers and hope that the rest of our 6-month tenure on site is subject to similarly favourable conditions. If it is, we should have no trouble smashing our early 2019 completion target.

As part of our £1.8 million agreement with Redrow we’ll be providing the entire groundworks for the new housing development at Osborne Gate. Not only for the 1 & 2 bedroom Monarch Apartments that will adjoin Webster Close at the top of the site plan. But also for the three bedroom houses (with garden) that surround the apartment block on all sides. As well as creating the new roads, car parking spaces, and sewer works, to service the site and complete the development’s construction.

It’s the second time our groundworks team have been on site in Bracknell this year. With the Redrow site at Peacock Lane just five minutes from another Mackoy groundworks development for Bloor Homes in Binfield. A proximity that’s especially pleasing to our SHEQ Manager David Bacon.

As our Health, Safety, Environment and Quality champion at Mackoy Ltd, David undertakes inspections of all our Mackoy groundworks sites as part of his role. Splitting his time between the office in Chandlers Ford, Hampshire, and our client’s builds. So the position of Osborne Gate, just a stone’s throw from Bloor Homes‘ development, means he’ll be able to get two site inspections done in quick succession. Multi-tasking at its finest.

In fact, having already visited the Redrow development on his rounds, David’s first impression of the site is overwhelmingly positive. With our Site Foreman Shane Wheeler and his team already showcasing some of our Mackoy best practice in the excellent welfare provisions and traffic routes they’ve established on site. Just two of the ways that Mackoy groundworkers make construction on site safe for our own Mackoy operatives and also for pedestrian visitors and delivery drivers accessing the site too.

As David tells us; “One of the first things I look for whenever I’m on a new build is an adherence to health and safety practices. And our team working on the new Osborne Gate at Jennetts Park development have done Mackoy proud. Not only are the access routes around the development clearly marked and obvious for all to see. But our Site Foreman Shane Wheeler has joined the project after overseeing development on site for our CALA Homes build in Medstead. Where he did such a fantastic job he actually won our May Site Manager of The Month Award. So it’s great to have Shane on site at Redrow and I look forward to seeing how the project develops on future visits.”

Set amongst the idyllic Bracknell countryside, Osborne Gate at Jennetts Park is a quiet site (as you might expect in such a rural location). Set within a stretch of land that borders The Peacock Farm Pub (a Mackoy team favourite). Something residents of the new development will enjoy immediately on their doorstep when the first waves of homeowners move in next year.

Together with Bracknell’s many excellent local amenities, including a Waitrose, Sainsbury’s and Morrison supermarket, a doctor’s surgery and a dentist, within 10 minutes drive. The site is also in a fantastic location for travelling, not only into Bracknell Town Centre, but also for rail and road connections into London, Reading and surrounding Berkshire. Providing great commuter links to both local and neighbouring employment hubs in the area.

Forthcoming homes are already being marketed via Redrow’s website with prices starting from £409,950 for a 3-bed plot known as Calcot. Each home is tastefully designed, with a mix of red brick exterior and partial cladding. Giving the site a uniformed look, that adds to the development’s charm and character.
